We also work in geotechnical repairs for industrial, government, commercial and municipal applications here in Indianapolis. We don’t provide superficial foundation treatments. Instead, we identify the root cause of your foundation problem and install the right solution. For expanding or contracting soils, compacted soils or poor soil maintenance – we have answers.

Just as with our residential tools, all of the foundation repair products we install have a 25-year warranty. All these products were designed and load tested by a team of structural engineers. Helical push piers, wall anchors and more…we offer large-scale foundation repair in Indianapolis.

Concrete Leveling and Lifting in Indianapolis

If there are sunken concrete slabs around your Indianapolis home or business – we can fix it. Some contractors will offer to grind down the surrounding slabs to the level of the sunken slab. While this does make the concrete level, it also weakens it. Instead of grinding, we lift and level sunken concrete slabs.

Uneven concrete in garage - beforeuneven concrete in garage - after

Traditionally, concrete leveling (also called mudjacking or slabjacking) has been done using mud slurry. The process begins with a number of holes being drilled into the sunken slab. Next, a pressurized mud slurry is pumped beneath the slab. As the concrete is forced under the slab, the pressure lifts the concrete back to its original position. The slurry will cure and form a new strong base for the concrete.

This method actually works well, but we offer an improved variation. Instead of pumping a mud slurry beneath the slab, we pump PolyRenewal, an expansive polyurethane foam. The foam is injected through much smaller holes. Since it’s expansive, it quickly fills any gaps beneath the concrete.

As the slab lifts back to its normal position, the PolyRenewal™ quickly cures. PolyRenewal™ reaches 90% strength in less than an hour while mud slurry takes days to cure. PolyRenewal™ is also as strong as mud slurry but much, much lighter. This means there is no additional stress on weak foundation soils. We offer a much better, faster, longer-lasting method of concrete leveling.

Basement Waterproofing in Indianapolis, IN

Our Basement Waterproofing System

We install a patented basement waterproofing system that has been developed over the past thirty years. The system consists of a patented interior drainage channel, a high-volume sump pump and an exterior French drain.

Moldy and wet basement - beforeBasement Waterproofing - after

To install the system, we first jack hammer a shallow trench around the perimeter of your basement. The drainage channel is fitted into the new trench. Any water that enters your basement is captured by the drain and funneled to a sump pit. The sump pit is a hole dug in the corner of the basement where we install one of our high-volume sump pumps. The sump pump sends any water in the pit up a drainage channel. The water is drained out of a french drain safely away from your home.

After the system is tested, we cement over the interior drainage channel and seal the sump pump. The exterior French drain is also buried and covered. The system is designed to be invisible, while still being highly effective. To finish off your basement waterproofing system, we install a basement dehumidifier. The dehumidifier is specifically designed for the basement (traditional dehumidifiers will not satisfy requirements). It controls the relative humidity of the area, keeping it dry enough to prevent, mold, dust mites and rot.

Our patented system is made of the highest quality materials. While other Indianapolis contractors will install cheap, plastic corrugated pipe; we install a patented steel design. Other contractors stick a cheap sump pump from home depot in your sump pit. We install our custom designed SafeDri™ Triple Sump Pump System with secondary pumps and battery back-ups. We know our system works and provide you with a lifetime, dry-basement warranty.

Incorrect Methods of Basement Waterproofing

We use an interior basement waterproofing system because it’s the best option for your Indianapolis home. However, you will hear other contractors recommend different types of basement waterproofing. Two common methods you will be presented with are exterior waterproofing and interior sealants.

Exterior Basement Waterproofing

Exterior waterproofing consists of applying a sealant or rubber epoxy on the exterior wall of your basement. The sealant is very effective in preventing water from reaching the foundation wall and is an ideal solution for new home construction. Unfortunately, it’s not ideal for an already constructed home. This is because it requires excavation around the entire foundation of your home. This excavation quickly becomes very expensive and also tears up your lawn, garden, patios, etc.

Interior Basement Sealing

Another option other basement waterproofing companies will try and sell you on is interior basement sealing. An epoxy, rubber sealant, tar or hydraulic cement is applied to the interior basement wall. This method is ineffective. However, it is cheap, which is probably why contractors still use it. The method is ineffective because your concrete walls are porous. This means water will slowly seep through and press up against the interior sealant. The hydrostatic pressure builds up until the interior sealant peels off the wall. There goes the waterproofing.

Indianapolis Crawl Space Repair

Many homes in Indianapolis have crawl spaces instead of basements. Just like the basement, the crawl space can have moisture and mold problems. The good news is that we can protect your crawl space with our crawl space encapsulation system.

Crawl space repair - beforeCrawl space encapsulation - after

To encapsulate the crawl space, we first need to seal it off from any outside air. The vents are closed off and a seal-able crawl space entrance is installed. We lay down rigid foam insulation along the floor and the walls. A thick, vinyl barrier is laid down on the foam insulation and sealed. A crawl space sump pump is installed with a drainage system leading out of the home. Finally, a specially designed crawl space dehumidifier is installed.

Your newly sealed crawl space is free from any humid, outside air. The vapor barrier prevents any water from entering and the waterproof insulation helps maintain the temperature. The sump pump removes any water from an upstairs leak and the dehumidifier prevents any mold or dust mite growth. The crawl space encapsulation system has a 25-year warranty. You won’t have moldy smells or cold floors anymore.
